Congrats on the decision.
I had a similar experience as you when I visited Tulane. The environment just didn't feel right, for many of the reasons you listed. However, I really did fall in love with New Orleans. I just can't seem myself living there. In the end, everything tends to work out. Good luck with the waitlist. 24

I do have some decent "soft" factors (president of several organizations, student government, currently working for a law firm, etc). However, I think the thing that really helped me was persistence. I tailored the ending of my PS for Notre Dame. After I was deferred from ED, I sent in an additional letter of rec., an updated resume and a letter of continued interest. When I was put on the waitlist, I sent an e-mail and another letter of interest. The length of my correspondence decreased throughout the process. I basically sent any major updates and tried not to repeat myself about anything except that Notre Dame was my first choice. I'm pretty sure I am. I want to see if I can get some money out of them first, but Notre Dame was my first choice to begin with, so I will most likely end up there regardless. 28
